How it works

Why compare on the same metrics

Listings describe properties in different ways — one quotes a gross yield on the asking price, another a monthly rent, a third a price per square metre. Put through the same formulas, the differences become visible: purchase costs, expenses, financing and size all change the picture.

What each row means

Total investment is the price plus purchase costs and renovation. Gross and net yield follow the rental yield calculator. Monthly mortgage and cash flow follow the property investment calculator. Price and rent per m² make properties of different sizes comparable. Equity after ten years applies the appreciation assumption you enter and subtracts the remaining mortgage.

None of these rows is the answer on its own. A property with the best cash flow may have the worst location; the one with the highest price per m² may be the easiest to sell.

Frequently asked questions

Which property should I choose?

That depends on what you are after — cash flow today, equity later, low effort, or an easy resale. The tool deliberately doesn't pick for you. Read the rows that matter to you and weigh them against what the numbers don't show: condition, tenant demand and your own time.

Can I compare properties with and without a mortgage?

Yes. Set the mortgage amount to 0 for a cash purchase. Cash-on-cash return then equals the net yield, because the cash invested is the whole investment.

Why is the price per m² empty?

You haven't entered a size for that property. Add the built area in square metres and both per-m² rows appear.

Can I share the comparison?

Yes. The link in your address bar contains every figure you entered, so anyone opening it sees exactly the same table. Names and locations are included; don't put anything private in them.

Can I save the comparison?
